AnaCare runs on the rhythm of the home. Whenever you join, your year starts with a walkthrough. From there, services follow the right cadence for the work.
Always your first visit. We walk every system in the home to set a baseline of what it needs through the year. For anything outside what AnaCare covers, we lay out the options — OPH can quote the additional work directly, or we’ll refer you to a separately licensed specialist.
Filters run quarterly. Dryer vents and detector batteries run annually. We pair the work with visits already on the calendar.
Power washing lands in spring. Gutters land in fall. AnaCare+ adds the second seasonal pass where it belongs.
The seasonal beats
Spring and fall do most of the exterior work. Summer and winter stay quieter, with cadence services and AnaCare+ repair windows.
Annual home walkthrough
A room-by-room walkthrough with photos, filter sizes, caulk condition, gutter status, detector locations, and anything that needs attention.
The report lives in your portal and guides the year that follows.
HVAC filters
A filter swap every 3 months from your start, with the right size and MERV rating already on the truck. We bring the filter.
Included: Standard 1-inch filters, MERV 8-11. Extra: High-MERV (13+), 4-inch media cabinets, or custom sizes, quoted at cost before the visit.
Power washing
Each spring, your home's exterior siding gets a careful pressure wash. AnaCare+ adds a second fall pass.
Included: Exterior siding of the main structure up to 2 stories. Out of scope: Driveways, walkways, decks, porches, patios, fences (available as add-on quotes).
Gutter cleaning
A standing fall pass once the leaves are down. AnaCare+ adds a spring sweep for what settled in over winter.
Included: Ground-reachable and standard extension-ladder work. Out of scope: Roofs requiring anchors or harnessing, clogs needing downspout flushing (quoted separately).
Dryer vent cleaning
Lint buildup is easy to forget and important to clear. We clean the full line from dryer to exterior exhaust once a year, paired with another scheduled visit.
Included: Full line, dryer to exterior exhaust. Out of scope: Rerouting damaged ducts or roof-access-only exhausts (quoted separately).
Kitchen & bath recaulking
Once a year, we refresh the high-use caulk lines around tubs, shower surrounds, kitchen sinks, and backsplashes before they become a bigger repair.
Included: Tubs, shower surrounds, kitchen sink lines, and backsplashes. Standard silicone provided. Extra: Premium-specialty caulk on request.
Smoke & CO batteries
9V and AA replacements for up to 12 detectors, once a year, paired with another scheduled visit.
Included: 9V and AA batteries for up to 12 detectors. Extra: Hardwired unit replacement.
